How long does it take to get NDIS housing funding?
There's no fixed timeframe, but it usually takes several months from gathering evidence to a funded plan. Most of the time goes into arranging OT assessments and specialist reports, not the NDIA's decision itself. SDA is typically the slowest because it needs a housing assessment and design-category evidence.
Why does SDA take longer than SIL or ILO?
SDA needs a specialised housing assessment, a recommended design category, and strong evidence of high need — and once funded you still have to find a suitable enrolled dwelling. SIL and ILO evidence is often quicker to prepare and doesn't depend on matching a specialist building.
What causes delays in NDIS housing funding?
The most common delay is waiting for OT and specialist assessments, followed by incomplete or inconsistent evidence that triggers requests for more information. For SDA, finding an enrolled vacancy after approval can also add months.
How can I speed up my housing funding?
Book assessments early, time them so reports are current at your plan review, use a support coordinator to chase evidence, submit a complete and consistent pack, and respond quickly if the NDIA asks for more information.
What do I do while I wait for SDA to be found?
Ask about Medium Term Accommodation (MTA), which can fund suitable accommodation for up to around 90 days while you wait to move into a confirmed home. Your support during that time comes from your other budgets.
Can I ask for housing funding without waiting for my plan review?
Yes. If your circumstances have changed, you can request a plan reassessment at any time rather than waiting for your scheduled one. Because housing evidence takes months to prepare, it is best to start gathering assessments before you submit the request, so the reports are current when the NDIA looks at them.
How long does an internal review take if I am declined?
There is no fixed timeframe, but internal reviews commonly take a couple of months, and sometimes longer for complex housing decisions. You generally have three months from the original decision to request one, so lodge it promptly and include any new evidence that fills the gap the NDIA identified.
Does using MTA or STA get me into a home faster?
Not directly — MTA and STA do not speed up the funding decision, but they give you somewhere suitable to live while you wait. Medium Term Accommodation can bridge the gap after SDA is approved while you find an enrolled vacancy, and Short Term Accommodation covers shorter stays.
