Can I build my own SDA home for a family member?
Yes. The NDIS doesn't build or own SDA, so a family, investor or the participant can own the dwelling. You then either register as an SDA provider or contract one to enrol and manage it. The owner carries the cost, maintenance and building-standard responsibilities.
Does the NDIS pay me to build an SDA home?
No. The NDIS funds an SDA payment attached to an eligible participant living in an enrolled home, paid to the SDA provider — not an upfront grant to build. The build cost comes from the owner. SDA payments only flow while an eligible participant lives there.
What's the difference between the owner and the SDA provider?
The owner holds the property and carries its cost and risk. The SDA provider is the NDIS-registered entity that enrols the dwelling, receives SDA payments and is responsible to the participant for the home as SDA. One entity can be both, or the roles can be split.
Do participants still pay rent in a home their family owns?
